When Does a Foundation Wall Need Parging?

Parging protects exposed masonry foundation walls from moisture and weathering. Here is when parging makes sense and what the process involves.

Parging is a thin coat of mortar applied to the exposed face of a masonry foundation wall. You see it on the visible portion of block or poured concrete foundations above grade — that smooth or textured grey coating that bridges the gap between the foundation and the siding or cladding above.

Its primary job is protection. Exposed concrete block is porous and absorbs water readily. Parging seals the surface, slows moisture penetration, and gives the foundation a more finished appearance. It also protects against physical weathering — UV exposure, freeze-thaw cycling, and minor impacts.

Parging does not last forever. Over time it cracks, chips, and separates from the substrate, particularly in climates with significant freeze-thaw activity like Northern Ontario. Once parging starts to fail, water gets behind it and the deterioration of both the parging and the underlying block accelerates.

Signs that your foundation parging needs attention include visible cracks (especially horizontal or stair-step cracks), sections that sound hollow when tapped, areas where the parging has separated or fallen away entirely, and efflorescence (white mineral staining) on the surface.

Parging repair involves removing all loose and failing material back to a sound substrate, preparing the surface, and applying a properly mixed mortar coat in layers. Rushing the process or applying parging over failing material leads to premature failure. The substrate must be clean, sound, and properly dampened before application.
