Masonry Repair in New Sudbury and the South End

New Sudbury and the South End are two of Greater Sudbury's most established residential areas. New Sudbury developed rapidly through the 1960s and 70s, and many of the brick homes built during that era are now showing their age in the mortar joints, chimney stacks, and foundation parging.

Post-war brick construction in these neighbourhoods typically used softer mortar mixes that were appropriate for the brick of the time. Over sixty-plus years of freeze-thaw cycling, that mortar has often eroded significantly. Repointing — removing the deteriorated mortar and replacing it with a properly matched mix — is one of the most common repairs we perform in these areas.

Chimney issues are also prevalent. Many homes in New Sudbury still have their original masonry chimneys, and after decades of use the crowns crack, the caps deteriorate, and the flashing separates. Left unaddressed, a failing chimney crown allows water to pour directly into the flue and down into the masonry below.

Foundation parging is another frequent concern. The exposed block foundation above grade on many South End homes has parging that is cracking, separating, or missing in sections. Once parging fails, water gets behind it and freeze-thaw action accelerates the deterioration of the block underneath.
